A strong headline is only the start of the analysis.
Dubai Land Department recorded AED 252 billion in Q1 2026 real estate transactions, up 31% in value while volumes grew 6%. In my view, the gap is a reason to examine asset mix and price points before treating a market headline as an answer for an individual property.

The value of registered transactions and the number of transactions tell related but different stories. When value rises more quickly than volume, I want to understand the mix of assets and deal sizes behind the movement. A citywide figure cannot tell us whether a particular building or unit is sensibly priced.
For an individual decision, I compare relevant completed transactions, expected holding costs, realistic rental demand and the ease of an eventual resale. The DLD figures give us the market context; the property still needs its own assessment.
